Why Sealcoat?
Asphalt surfaces can be effectively protected by using a seal coating which acts as a barrier between the external harmful elements and the asphalt pavement.
An asphalt emulsion sealer is used which is highly resistant to water, gas and oil, salt, chemicals and uv radiation that will in turn cause erosion and pitting.
The cost of asphalt replacement can be avoided by have your asphalt seal coated every two years which is recommended or as needed. Without sealcoating the asphalt will allow the water to penetrate the surface, making it harder and more likely to crack with the freeze and thaw associated within the climate.
Products
Coal tar sealer has been banned in the majority of our service areas due to Polycyclic aromatic hydro-carbons better l known as PAH that have been found to contain cancer causing agents. A-1 Asphalt Maintenance uses 100% Coal Tar Free Sealmaster Asphalt Emulsion Sealer including fass-dri additive and a 1% top-tuff additives with silica sand to make sure your coating is resistant to power steering marks. Products are manufactured in Michigan and shipped to our facility 4500 gallons at a time at which time specialized additives are mixed within the emulsion .
SEALCOAT BANS – In 2016 much of Michigan has enacted a ban of the use of coal tar driveway sealants. One of the most important things about this ban to understand is that is not only a ban against coal tar sealers but rather a ban of PAH (polycyclic aromatic hydrocarbons) which exist in coal tar sealers as well as some asphalt emulsion sealers. Our product is rated at .0005% PAH level which is compliant with all local ordinances. There are companies that advertise coal tar free sealers that are not PAH compliant. There are coal tar free sealers that can have up to 400 times the PAH level then our product does. Its is important to make sure the product you are getting is PAH compliant as not all contractors our following the new ordinances.
Process
Our process and hand brush applied applications will allow you to get the long lasting finish and durability that many of our competitors lack. All sealcoating services will include edging of all grass and cleaning of entire surface thoroughly using steel bristle wire brooms, billy goat blowers, and good old fashioned elbow grease.
Permits
CONTRACTORS ARE REQUIRED TO OBTAIN PERMITS TO APPLY SEALCOATING PRODUCTS AND KEEP VALID YEARLY AT THE MAJORITY OF TOWNSHIPS IN OUR SERVICE AREA — SHOWING PRODUCT SPECIFICATIONS USED TO REMAIN COMPLIANT WITH THE COAL TAR BAN.
